Oaksey Park Purchasing Procedure

The new exclusive development at Oaksey Park is a self-build project. As a result you will buy the plot and enter into a separate building contract to create your home, as described below.

When you have decided to proceed we will require a signed sales proforma, along with a reservation fee of £2,000. Payment can be made by cheque or credit card.

On paying your reservation fee you will be able to secure your plot for 28 days from the date of your solicitors having received the contracts, but please note, reservation deposits are non-refundable.

The “Oaksey Park” development has been individually designed in conjunction with Nick Stickland Architects who, together with Richard Newnham Associates provided the quality control, design representation and construction services for South Cotswolds Leisure Limited, on this project. They have appointed a specialist regional contractor, K W Bell Limited from Cinderford in the Forest of Dean to carry out the construction works on your behalf.

There will be two contracts involved for the development of your new home:

• The initial contract will be with Cotswold Property Limited who are the vendors of each individual plot.
• The second contract will be for the construction of your new home, on a self-build basis and stage payments will be required. This contract will be with South Cotswold Leisure Limited.
  

To act on your behalf and advise you on the process of purchase and construction, we would recommend you appoint a recommended leading law firm. They have acted on behalf of a number of previous purchasers and are therefore very familiar with the resort and are able to offer a competitive fixed fee for their professional advice.

Alternative local and national solicitors can be recommended upon request.

A 10% commitment fee will be required upon signing the build contract.

There will then be 5 further stage payments until practical completion of the property:

The Oaksey Park development is set in the countryside adjacent to the award winning village of Oaksey. This location is classified as an area of outstanding natural beauty and thus there is a planning condition, restricting occupation on the “Oaksey Park” development. Although the cottages may be occupied or let as holiday accommodation for 11 months of the year, they cannot be used from 6th January to 5th February. This restriction is designed to discourage the exclusive development at Oaksey Park from becoming the principal homes of the owners.

All of the properties enjoy the security of a 999 year lease. Annual service charges are payable for the maintenance and upkeep of the park and the gardens and a ground rent is payable each year.

The annual service charge which is payable quarterly, includes the following: A secure site: • Insurance of the property
• Including on site management and 24 hour CCTV
• Electronic gated access
• Landscaping and gardening
• Maintenance of sporting and leisure facilities
• Site and grounds management
• Refuse collection and development lighting

• Introduction to experienced mortgage advisors
• Introduction to property interior designer
• Membership of local facilities and clubs, such as golf, tennis,
leisure and fitness, sailing and water sports can be arranged.

Renting Out Your New Home

We have a well-established on-site rentals team and also work in conjunction with Orion Holidays, who specialise in exclusive holiday homes in the Cotswolds.

Orion Holidays are our preferred rental company for the new development at Oaksey Park. Local to the area, Orion Holidays specialises in self-catering holiday properties within the Cotswold Water Park, and as such, are ideally placed to partner us in this venture. With an existing portfolio of nearly 60 letting units at four different locations within the Water Park, Orion Holidays provides unique local experience and proven logistical capability. They have an office at the high profile Gateway Centre (the visitor reception for the Cotswold Water Park), and will handle bookings via telephone and/or on the Internet.
